The pre plaster inspection stage is one of the most important new home inspections you can do. This is because it is the last chance to check the walls and ceiling before the plastering is done. The inspection is done once the roof is on your new home and the electrical, plumbing, heating and cooling has been installed. Quite often the external doors have also been hung and shower bases and baths installed

One of the main things we look out for is to make sure there has been no modifications made to the framework since the framework inspection was undertaken. In particular, we make sure that no damage done has been to the framework from work undertaken by the electricians and plumbers

There are many things we look for when we do a pre plaster inspection. As we have been doing new home inspections for many years, throughout Melbourne, we know what to look out for!

If there were any outstanding issues from the frame inspection we check to make sure they have been fixed
Check all wall frames to ensure they are still plumb, square and straight
Check the roof, eaves, gutters and fascia for correct installation and straightness
Ducting for WC exhaust fans having been properly installed
Shower bases are correctly installed in accordance with the manufacturer’s guidelines
All baths have proper support
Timber door sills are properly flashed
Window frames are installed correctly
internal carpentry has been properly completed and does not have any defects – especially from work done by electricians and plumbers
If insulation has been installed make sure it meets Energy compliance requirements
