Slab Inspections
A concrete slab inspection is one of the most important new home stage inspections you can undertake. This is because the weight of your new home sits on the concrete slab. If there are any issues with the concrete slab your new home is likely to have some structural issues. These issues include cracking walls – both internally and externally.
Your new home is also susceptible to having cracked ceilings, floor and wall tiles when there are issues with your concrete slab. You may even end up with windows that do not open. This is not something you want when you move into your new home.
The slab inspection is very thorough and is done in two parts. As part of the slab inspections we do, we always make sure the concrete slab for your new home meets the Building Code of Australia and Standard and Tolerances Version 2015. Our Two Part Concrete Slab Inspection Process
At New Home Building Inspections our concrete slab inspections are in two parts. The first part of our inspection is done BEFORE the concrete is poured. During this part we check the steel reinforcement and boxing, as well as other factors. It cannot be overestimated how much important it is for a pre concrete slab inspection to be undertaken. It saves a lot of problems later if issues are picked up before he concrete is poured.
The second part of a concrete slab inspection is done AFTER the concrete has been poured. During this stage we focus on making sure that the concrete slab is straight, level and square and not damaged. We also make sure that the concrete slab is accordance with the floorplan.

Inspection BEFORE the Concrete Slab is Poured
There are many things we look for when we do a pre pour concrete slab inspection. As we have been doing new home inspections for many years, throughout Melbourne, we know what to look out for!
Our Pre Pour Concrete Slab Inspection Checklist Includes:
- All trenches are square, straight, square and correct width and depth
- Everything matches the floor plans and engineer’s drawings
- Steel reinforcement is the correct size and lapped and tied together correctly
- Bar chairs are correctly supporting the trench mesh and steel reinforcing bars
- The vapour barrier membrane is not damaged
Inspection AFTER the Concrete Slab is Poured
There are many things we look for when we do a slab inspection. As we have been doing new home inspections for many years, throughout Melbourne, we know what to look out for!
Our Slab Inspection Checklist Includes:
- The slab is in accordance with the floor plan for your new home
- There is no reinforcement protruding from the slab
- The slab is straight and level
- If termite barrier has been installed that it has been done correctly
- There are no service cracks in the slab
- Service pipe penetrations have been sealed correctly
- Concrete is not uneven
- The concrete has not been compacted / vibrating correctly
