Overview of Pre-Purchase Building Inspections

Our pre purchase building inspection identify all major structural issues – even ones that are hidden. We will check for any brick and mortar deterioration, poor external drainage, cracked walls, rising damp and subsiding foundations. In addition, we will highlight any roof damage including broken tiles and sheets as well as damaged drain pipes and gutters. If there are any small defects, we will let you know about them as well. As a result, there will be no costly surprises if you decide to purchase the property.

Overview of Pre-Purchase Building Inspections and Bathrooms

No home is perfect, even new ones. However, older homes tend to have more problems. This is especially true for homes that have not been properly maintained over the years. One area we find lots of issues with when we do pre purchase inspections on older homes is the bathroom. In fact, homes more than 15 years of age have a greater chance of having leaking showers. This is because there are now better standards in relation to waterproofing of bathrooms than say 20 years ago. These standards are contained in AS 3740-2010. as well as the Australian Institute of Waterproofing providing technical guidance.

When we do a pre purchase building inspection we always look for signs of leaking showers. This includes paint on the wall lifting, flaking or peeling off. The wall and / or plaster could also be damp, wet, soft or flaky. In addition, mould is forming on the wall.

We also look for the outer side of the shower has been recently painted. It’s another sign that there could be problem and the vendors are trying to hide it!

It is also not commonly know that it you buy a house and the bathroom is damaged because of a leaking shower you will most likely have to pay for the repairs. This is because a leaking shower is not considered a structural defect. This means the structural defect clause in the offer to purchase contract will not come into effect.

We will check for termites, borers, wood rot and fungal decay. It is estimated that around 1 in 5 homes in Melbourne will have termite damage at same stage. Worse still, most insurance companies don’t cover termite damage.

  • Check boundary fences and outbuildings for evidence of pest infestation
  • Check trees on the property for evidence of pest infestation
